David White Turned Online Leads Into 75% of His Mortgage Business

 

For mortgage advisors, sustainable growth often depends on two things: connecting with prospective homebuyers early and building strong relationships with real estate professionals.

David estimates that CCI has represented approximately 70% to 75% of his business since joining Better.

His results have also become more consistent over time. David reported closing three CCI clients in May and another three in June. At the time of the interview, he had three additional clients under contract for July and approximately six or seven pre-approved buyers actively searching for homes.

That growth did not happen immediately.

David initially averaged approximately one CCI closing per month. After refining his process, he began consistently closing around three per month, with a goal of gradually increasing that number.

“I went from closing one CCI lead a month, and now, over the last three months, I’m consistently going to close three. My goal is to go from three to four, four to five, and then really focus on the real estate side.”

Improving Conversations and Conversion

One of David’s biggest lessons was that CCI clients require a different approach than clients referred directly by a real estate agent.

A traditional Realtor referral usually comes with an established level of trust. A CCI client may still be researching, comparing interest rates, or deciding whether they are ready to move forward.

David improved his results by becoming more intentional about his scripting and learning what motivates prospective buyers to begin the mortgage process.

“As I’ve gotten better with my scripting and the conversations that I’ve had with the CCI leads, that’s where I’m starting to see the numbers increasing and the conversion rate getting a lot higher.”

Rather than treating every inquiry the same, David works to understand why the person began the process, what questions they need answered, and what could help them move from browsing to taking a meaningful next step.

He also recognizes that not every lead will be the right fit. Some consumers may remain focused exclusively on finding the lowest advertised rate. Learning when to continue nurturing an opportunity and when to redirect his attention has helped David manage his time more effectively.

Building a Follow-Up System That Prevents Leads From Falling Through the Cracks

As CCI volume increased, David recognized that personal effort alone would not be enough. He needed a system capable of managing buyers at different stages of the process.

Some leads had just submitted their information. Others had started an application but had not completed it. Some needed to upload documents, while others had already reached the pre-approval stage.

Without organized follow-up, it was easy to focus on the buyers who responded immediately while unintentionally overlooking those who needed additional outreach.

David revamped his customer relationship management system to automate communication and create a more consistent follow-up process. He also incorporated text messaging and Home Lending Assistants into his workflow.

His objective is simple: make sure prospective clients continue receiving relevant communication, regardless of where they are in the process.

“I’ve revamped my entire CRM system to make sure communication is pretty much on point with any of the CCI leads, no matter where they’re at in the process.”

Turning Pre-Approved Buyers Into Real Estate Partnerships

CCI is not only helping David close mortgage transactions. It is also helping him build relationships with real estate professionals.

One of his strongest CCI partnerships is with an agent in Houston, despite David primarily operating in Dallas–Fort Worth.

David has closed several CCI-generated clients with that agent. In return, the agent has referred approximately $1.7 million in additional production from the agent’s own network. David said his total production connected to the Houston market had reached more than $5.5 million during the year at the time of the interview.

That relationship demonstrates how CCI can help mortgage advisors expand beyond their immediate geographic area.

“You can actually expand your market. You don’t have to specifically be right where you’re at.”

For mortgage advisors licensed across an entire state, CCI may create opportunities to develop partnerships in markets where they do not have an established referral network or where NEO has fewer local mortgage professionals.

Choosing the Right Realtor Partners

David is also becoming more selective about the agents and teams he works with.

Instead of simply targeting the highest-producing real estate professionals, he looks for partners who have a clear and reliable process for helping buyers move from pre-approval to homeownership.

“I’m now targeting the agent that takes their client through a specific process that I know is going to help me convert more of these buyers as well.”

That distinction is important. A strong CCI partnership requires more than handing a buyer to an agent. The mortgage advisor and real estate professional must both communicate consistently, provide guidance, and keep the client engaged throughout the home search.

By finding agents who can effectively nurture these buyers, David creates another layer of support around the client while strengthening the likelihood of a successful transaction.

David’s Advice for Mortgage Advisors Starting With CCI

David’s primary advice is to recognize that CCI clients are different from warm referrals.

They may require more outreach, stronger scripting, greater persistence, and a more structured follow-up system. Mortgage advisors should expect to encounter objections and should continuously refine how they communicate the value of a planning conversation.

However, David believes the effort is worthwhile.

“Some of the best clients I’ve ever worked with have come directly from CCI.”

CCI also gives mortgage advisors something valuable to bring into conversations with prospective Realtor partners: a pre-approved buyer who needs help finding a home.

“It opens up a lot more doors than just talking to them about your service and that you’re going to close on time.”

For David, the program is becoming more than a source of leads. It is developing into a foundational business-growth strategy that supports client acquisition, geographic expansion, repeatable production, and long-term referral partnerships.
